What are general contracting and turnkey construction?

General contracting: the general contractor covers the entire process of the building project. One main contractor directs the works and is responsible for design, permits and the various stages of construction – including managing the subcontractors. You do not have to coordinate separate trades.

Turnkey construction: at the end of the build the client receives a fully finished property that is ready to move into. This includes the interior fit-out, painting, tiling and flooring and all other finishing work, so all the client has to do is move in.

The general contracting process

1. Design and permits

Working out the floor plan and the drawings, selecting materials, obtaining quotes, and the permit procedure needed to start construction lawfully. For house building, the choice of technology – brick/YTONG or SIP panel – is also decided here.

2. Preparatory works

Fencing off the site, establishing utilities, site levelling, foundations and other preparations.

3. Construction stages

• Foundations and structural works

In turnkey construction we hand over the building fully finished according to the client's requirements, including the interior design solutions. This stage covers the final clean, the correction of defects and obtaining the occupancy permit.

Prices and costs

Prices depend heavily on the type of work, the building materials, the complexity of the project and the size of the building. For house building, turnkey construction with traditional technology starts at around net HUF 550,000/m²; with SIP panel technology from HUF 500,000/m² (above 90 m²). For apartment renovation we prepare an itemised, detailed cost estimate after a personal survey.
