Outstanding fire resistance
The MgO boards withstand 1,300 °C for 180 minutes. The rock-wool panel is fire class A2 (MSZ EN 13501-1) — the highest, non-combustible rating.
Top-class thermal insulation
The thermal conductivity of the PIR foam panel is just 0.022 W/m²K, while the MgO graphite build-up reaches passive-house level (U ≤ 0.11 W/m²K) — one of the best values on the Hungarian market.

Our partner manufactures not only SIP panels but also nail-plate roof trusses of its own design and production. The system warranty on the house structure can only be enforced if every structural element comes from the same manufacturer.
As part of the MASTERSIP system, we supply individually, structurally engineered, factory-prepared building elements for every house — we take care of the design, manufacture and delivery in full.

Foundations
Solid foundations, engineered to the structural design
The house is built on a standard strip foundation as specified by the structural engineer. From the precise earthworks to the blinding slab, we build every layer ourselves — this is the basis of a long service life and a stable structure.
- Strip foundation excavated 90 cm deep and 40 cm wide, with the reinforcement specified by the structural design
- Plinth built one course high from 20 cm shuttering blocks
- One 8 mm horizontal reinforcing bar between the shuttering blocks
- Plinth insulated with 5 cm graphite XPS insulation
- Laying of the waste-water pipes
- Compacted backfill
- Blinding slab cast 12 cm thick
- Reinforcement: 6 mm steel mesh at 15×15 cm spacing
Thermal insulation
Graphite thermal envelope — layer by layer
The entire thermal envelope of the house is built with graphite technology: a uniform, high-performance system from the façade through the plinth to the floor.
- Façade: with stress-relieving slits on its surface that also improve adhesion — a Konstruma award-winning product
- Plinth: the grid-like, stress-relieving slits on its outer face prevent the stresses caused by environmental effects, so a structure free of distortion and deformation can be created, with excellent render adhesion
- Floor: graphite EPS 150 load-bearing floor insulation
And, of course, the SIP panel.
Build-ups
Precise internal build-ups — ceiling, walls, partitions
Every surface is built with the appropriate build-up: vapour barrier, acoustic and fire-rated plasterboard lining, with careful joints and edge protection.
- A reflective SD150 vapour-barrier membrane is fixed to the ceiling structure
- Suspended ceiling on a 60 mm CD-profile steel frame
- 12.5 mm BLUE ACOUSTIC fire- and sound-rated plasterboard
- 60×60 cm metal access hatch (without ladder)
- ROTHOBLAAS airtightness tape on the internal joints of the main walls
- 3 cm Bramac battens (air gap)
- 1 layer of 12.5 mm BLUE ACOUSTIC fire- and sound-rated plasterboard lining
- 1 layer of 1.25 cm fire-rated plasterboard lining on each side of the partition walls
- Corner beads are used on the edges

Design, permits
Our partner designers prepare the individual plans according to the requirements agreed in advance, or adapt the chosen type house to the local regulations. The permit process begins.
Manufacturing, foundations
Our Partner starts its own manufacturing processes in Hungary. During production, we begin and complete the foundation works on site, ready to receive the structure.
Delivery, structural assembly
We deliver the finished elements (main walls, roof structure, partition walls) to the site and erect the structure with the help of cranes. Depending on the size and type of the house, this takes a few days. The house is now almost at structure-only stage.
Turnkey handover
The roof covering, the installation of the external windows and doors and the electrical and building-services first fix get under way, and the external and internal finishing works can begin. A few months later the new home is ready to move into.

Will the house be finished in 4–6 months?
Yes, the turnkey construction of an average single-storey SIP family home of around 100 m² can be completed in 4–6 months.
What is an MgO graphite SIP panel?
An MgO graphite SIP panel is a modern building element consisting of two high-strength magnesium-oxide (MgO) boards and a high-density graphite EPS insulating core. The structure provides excellent thermal insulation, high load-bearing capacity and fast construction all at once. The MgO facing resists moisture, mould and pests, so it is a reliable long-term solution for building energy-efficient family homes.
How energy-efficient is an MgO graphite SIP house?
One of the greatest advantages of SIP technology is its excellent thermal insulation and minimal thermal bridging. The panels, manufactured to a high degree of precision, form an airtight structure, which reduces the energy needed for heating and cooling. With suitable building services – a heat pump, for example – extremely low running costs can be achieved.
Are MgO graphite SIP panels durable?
Yes. MgO boards have high mechanical strength, resist moisture, do not rot or go mouldy and, when properly installed, offer a long service life. The panels are made as load-bearing structural elements, so they meet modern building requirements.
Can a two-storey house be built from SIP panels?
Yes. SIP technology is suitable not only for single-storey homes but also for two-storey family houses, semi-detached houses and other residential buildings. With the right structural design, the system can be used safely over several storeys.
In what ways is SIP technology better than a traditional brick house?
The main advantages of SIP houses include faster construction, excellent thermal insulation, fewer thermal bridges, precise factory prefabrication and lower energy consumption. In addition, less waste is produced during construction, and the weather has less influence on the pace of the work.
Can I use a loan or a state subsidy to build a SIP house?
Yes. Provided the building has the necessary plans and permits and meets the legal requirements in force, it can be financed by a bank loan or by the state home-creation schemes currently available, just like a traditionally built family house. Eligibility always depends on the conditions of the particular subsidy scheme.
Why is it worth choosing a general contractor?
With general contracting, a single company is responsible for the entire building process, so the client does not have to coordinate the separate trades. This means simpler administration, better organisation, more predictable deadlines and a single point of warranty responsibility, which greatly reduces the stress that comes with building a house.
Are the MgO SIP panels certified?
Yes. The MgO graphite SIP panels we use have the technical documentation and certifications required for their distribution and installation. The performance of the panels is confirmed by laboratory tests covering, among other things, thermal insulation, mechanical strength and fire protection. On request, we make the related documentation available to our clients.
What happens if I have a warranty issue later on?
If you report a warranty issue, our colleagues will contact you, examine the report and, where the warranty claim is justified, carry out the necessary repairs as quickly as possible. For us, handing over the house is not the end of the relationship but the start of a long-term client relationship.
How does an MgO SIP panel differ from a traditional OSB SIP panel?
The MgO facing is more resistant to moisture, mould and fire than traditional OSB board. It is also more dimensionally stable, does not swell when exposed to moisture, and provides excellent structural stability in the long term.
