Home Renovation Subsidy of up to HUF 6 Million

With one million forints of your own funds, a subsidy of up to HUF 6 million is available, half of which is an interest-free loan and the other half a non-repayable grant. Of the two programmes announced, the one launching first, the Home Renovation Subsidy (Otthonfelújítási támogatás), is aimed at modernising family houses built before 1990.

What can it be used for?

• Window and door replacement
• Insulation
• Modernising the heating and/or domestic hot water system
• Gas boiler replacement and chimney lining as well!

The investment must reach HUF 7 million, of which HUF 1 million has to be your own contribution, while the remaining HUF 6 million is split between a subsidised loan and a non-repayable grant. The ratio of the split depends on income and on how developed the given settlement is.

Overall, the new home renovation programme expects the investment to deliver energy savings of at least 30%, which the applicant has to prove with energy performance certificates issued before and after the works.

In 2024 the Home Renovation Subsidy is expected to launch at the beginning of June, so it is definitely advisable to collect quotes and sign a preliminary contract.

What should you watch during construction?

• Window and door replacement: Type, glazing, size. These must be clarified in any case! If the size changes, pay attention to the load-bearing structure and ask for an expert opinion if necessary. Shading has to be planned at the same time. The sill should be fitted before the coloured render goes on.
• Insulation: choosing insulation material of the right quality and thickness. Aim for a system warranty – this is practically a basic requirement by now. Workmanship, following the basic steps, the weather.. THERMAL BRIDGES!
• Modernising the heating and/or domestic hot water system: in line with the standards in force. For the water network: press-fit joints and five-layer insulated pipework. In the heating there must be no joints whatsoever (we have seen other "precise" jobs..). PRESSURE TEST! And for the waste-water network, a watertightness test.
• Gas boiler replacement, chimney lining: only with tradespeople who specialise in this! Design and permitting are basic requirements.
• Quotes: collecting quotes of adequate quality and in adequate number. Work must never start without an itemised cost estimate and a contract linked to it.
• Price: recent years have proved it – in 99 per cent of cases the cheapest quotes lead to disaster. Repairing such work can cost as much as double the original amount. It is worth viewing the reference projects and comparing them with the quote you received. If there is a price difference but you like the contractor, it is worth asking for discounts.
