House Renovation Costs 2026: What They Depend On and Where to Save Wisely
"How much does it cost to renovate the house?" There is no honest number for that over the phone. What can be said precisely is what the price depends on, what takes the larger part of the budget, and where you can save without paying twice.
The cost of a house renovation varies far more widely than that of an apartment renovation. In a flat the structure is a given: the roof, the facade and the foundation belong to the building. In a family house everything belongs to the owner, and everything can be 40–60 years old. Between the renovation of two houses of the same floor area there can be a several-fold difference, depending on whether only the interior is refreshed or everything from the roof to the foundation.
That is why in this article we do not give a single "price per square metre", but show how the budget of a house renovation is built up and what is driving prices in 2026.
Key takeaways
- The cost of a house renovation is determined first of all by the depth of the intervention: interior renovation, energy upgrade or full house renovation.
- The largest part of the budget typically goes on the plumbing and heating, the roof and the facade insulation, not the tiles and flooring.
- In 2026 construction prices rose further: according to the KSH (Hungarian Central Statistical Office), construction producer prices in the second quarter were 5.3% higher than a year earlier.
- The most can be saved with the right order, not with cheaper materials.
- Only a site survey and an itemised cost estimate give an exact figure.
The three levels of house renovation
| Level | What is done | Recommended for |
|---|---|---|
| Interior renovation | Painting, tiling and flooring, bathroom, kitchen, interior doors, partial replacement of electrics and plumbing | A house with a sound structure that has been modernised before |
| Energy upgrade | Facade and floor-slab insulation, window and door replacement, heating upgrade | Where the utility bills are the main problem and the interior is in order |
| Full house renovation | Structural repairs, roof, complete plumbing, heating and electrics, insulation, windows and doors, interior | An old, unrenovated Hungarian cube house or traditional village house |
The cost of a full house renovation often comes close to the structurally complete (shell) price of a new house. So it is worth asking the question in good time: renovate or demolish? If the structure is sound, renovation is almost always faster and cheaper; if the walls are damp, the floor slab is weak and the floor plan of the house is not good either, demolition is also worth serious consideration.
What takes the budget? The cost structure of a full house renovation
The proportions below are empirical, indicative values for an unrenovated family house of about 100 m² from the 1960s–80s, in a full renovation. For a specific house the survey can shift them considerably.
| Item | Typical share of the total cost | What increases it |
|---|---|---|
| Plumbing and heating (water, waste, heating) | 15–20% | Heat pump, underfloor heating, new sewer connection |
| Electrical wiring | 7–10% | Meter-point standardisation, capacity upgrade, solar panel preparation |
| Roof and sheet metalwork | 12–20% | Complete roof structure replacement, loft conversion |
| Facade and floor-slab insulation | 10–15% | Thicker system, rock wool, plinth |
| Windows and doors | 10–15% | Triple glazing, large glazed areas, roller shutters |
| Structural work, protection against damp | 5–15% | Retrofit damp-proofing of the walls, cracks, floor-slab strengthening |
| Interior (subfloor, plaster, tiles and flooring, painting, doors) | 20–25% | Choice of materials, bespoke solutions |
| Demolition, rubble, site set-up, design | 5–8% | Large volume of demolition, poor access |
The lesson: the tiles and the sanitaryware, which we talk about the most, are the smaller part of the budget. The big items are in the walls, on the roof and on the facade.

What is making house renovation more expensive in 2026?
Material prices. In spring 2026 the rise in energy and oil prices led to rapid price increases in several product groups. According to the trade press, the price of EPS thermal insulation materials rose by 60–80% in the spring, and although some easing began in early summer, a return to the earlier level is not expected. Manufacturers of bricks and masonry materials announced increases of 10–15%, and distributors of plasterboard and steel products of 5–10%, for April.
Labour. The shortage of skilled tradespeople has not eased; according to trade sources, the rise in renovation costs is driven mainly by rising labour rates.
Exchange rate. A significant share of the building materials used in Hungary is imported or made from imported raw materials, so a weakening of the forint quickly shows up in prices.

Where to save wisely, and where not
Where it is worth it
- Order. Roof and damp → plumbing, heating and electrics → windows and doors → insulation → interior. If this is kept, nothing has to be done twice. We went through it step by step in our article on renovating a cube house.
- Surface materials. Mid-range tiles and sanitaryware are still good quality today, and in 10–15 years' time they can be replaced without demolition.
- Keeping what is still of value. A sound roof structure, roof tiles in good condition (re-laid, with a new underlay), timber windows that can be restored.
- Phasing. If it cannot all be done at once, the energy upgrade and the plumbing and heating should come first, the interior finishes later.
- One contractor. Under general contracting the trades do not wait for each other, and you do not pay twice at the junctions.
Where it is not worth it
- Damp-proofing and damp. If the wall is damp, everything that goes onto it is ruined.
- Electrical wiring. A heat pump, an induction hob, air conditioning and an EV charger cannot be put on an undersized or aluminium wiring system.
- Thickness of the thermal insulation. Most of the price of the system is the labour and the adhesive, not the thickness of the material. A few extra centimetres cut the utility bills for decades.
- Installation of windows and doors. Even the best window performs badly with bad junctions. We wrote about this in our article on window replacement.
In a house renovation the most expensive material is the one that has to be bought twice.
Why do we not give a price per square metre over the phone?
Because in a house renovation the square metre is the least decisive figure. Of two 100 m² houses, one needs only its interior refreshing, the other its roof, its plinth and its entire plumbing and heating. A "from–to" estimate in such cases is either unrealistically low (and turns into extra work later) or needlessly high (and scares the client off).
The exact figure is arrived at after the site survey, in an itemised cost estimate. In it you can see line by line what costs how much, so you decide what is done now and what later.
House renovation with TeleHome
TeleHome's house renovation service brings the structural work, the roof, the plumbing and heating, the insulation and the interior together in one pair of hands in Budapest and Pest County. The survey fee in Budapest is HUF 20,000 + VAT, which we credit when the contract is signed. On request we also prepare the cost estimate broken down into stages, so that you can spread the budget over several years. Request a site survey.
Frequently asked questions
How much does renovating a family house cost in 2026?
It depends on the depth of the renovation: there can be a several-fold difference between an interior renovation and a full house renovation. The largest part of the budget goes on the plumbing and heating, the roof, the insulation and the windows and doors. Only a site survey and an itemised cost estimate give an exact figure.
Which is more expensive: renovating or building new?
If the structure of the house is sound, renovating is typically cheaper and faster. If the walls are damp, the floor slab is weak and the floor plan does not suit either, demolition and rebuilding can be a realistic alternative too.
How can you save on a house renovation?
With the right order, a sensible choice of surface materials, keeping what is still of value and having the work carried out by one contractor. It is not worth saving on the damp-proofing, the electrical wiring and the thermal insulation.
Can a family house be renovated in several stages?
Yes. First the structure, the roof, the plumbing and heating and the energy upgrade, later the interior finishes. Each stage should prepare the next.
